Real Estate Bookkeeping Cleanup

Real Estate Bookkeeping Cleanup How these pages are made

Where the pages come from, the checks they pass, the work this practice will not do, and who answers the phone.

Where these pages come from

These pages come from work the practice already does for brokerages and landlords, checked against the public pages named beside the figures, then drafted with software help and read before they go up. Spot an error and call. The correction lands on the page, with the date moved.

What a figure on these pages has to carry

Where a number is allowed to come from

A number is printed only when the publisher of that number is named, along with the day the page was read. A market figure stays attached to the company that released it. A statute or an agency rule is named by its section. A trust figure remembered from a closing, with no page to open, stays off this address.

The three checks before a page is public

A hotel tax rate or a trust rule is set beside the agency page that published it. Anything this address claims to do for a brokerage is set beside the limits further down this page. A sample file is shown only after that brokerage has agreed in writing and after the names are gone. Drawings on this site show how two accounts sit apart. They do not show a client's deposit, and they are not a promise that your week will look the same.

When a page is wrong

The fix is typed into the paragraph that named the wrong trust rule. The date on the page moves with that fix. A wrong earnest money figure is swapped for the sourced one or deleted. The rule is not sanded down until it sounds milder than the agency page. Call the footer number and the change gets made.

The line this practice will not cross

The work on this address is the trust account beside the operating month. A CPA license is not held for that work, so the practice is not holding itself out as a CPA firm. An audit, a review, an attestation, or a GAAP opinion on the brokerage statements is not produced here. If a lender, an investor, or a contract wants one of those signatures, the first conversation names a licensed firm that can sign, and this practice steps aside.

Payday for a brokerage is arranged on the full service provider the owner already runs. This address does not run payday. If a revenue agent opens a file on the brokerage, or the brokerage takes that file to appeal, this address does not step in as the representative. The trust folder and the operating folder can still be assembled so the papers they ask for come out of those two folders.

The public boundary for that limit is Occupations Code 901.451, read with 901.453 and 901.456. A return, management advice, and statements that carry no assurance report can be prepared without a license. An audit, a review, a compilation, or any report that gives assurance on the brokerage books stays with a license holder. The list is short because the trust cleanup was never that report.

Read 27 September 2026 in the Occupations Code at sections 901.451, 901.453, and 901.456.

A trust month that is still open is not treated as a finished close on this address. Either that month gets closed or the cleanup is turned down, and the choice is said before a brokerage is asked to commit.

On this address the read is the trust total beside the operating month. Earnest money, rent, and a security deposit are not treated as commission because they sat in the operating account. A complaint to the Commission and a fight over a contract are not taken. Those stay with a lawyer. The pages can still show the rule the accounts have to follow.

Who answers

Services on this site are provided by Steven Palmieri, Dallas, Texas. When a trust PDF is easier than the form, call +1 844-324-7273, the same footer line printed on every brokerage page here. The person who would sit with the monthly accounting is the person who prepares the return that year has to match.

Nothing on these pages gives a street number or a mailbox for the practice. Markup under the page repeats the phone and the brand already visible, and it does not add a mailbox for the trust account.

Other front doors, same practice

An owner hunting a cleanup of earnest money and an owner hunting a late return should not land on the same essay. This address is one front door among several, each named for the search that brought the owner in. Behind them is one practice, one phone, and one person who will be on the call. The hub sits at stevenpalmieri.com. From these brokerage pages that hub is the only family link. These earnest money pages do not offer a path to any sister site.
